For the past ten years I have been working toward becoming a successful real estate professional. Through this experience I would like to share my personal opinion about investing in Ocean City real estate. Deciding to invest in real estate, precious coins, the stock market, or rare cabbage patch dolls always involves risk. The only guarantee in life is that you will pay taxes and not live forever. Getting involved with Ocean City properties started when I had an opportunity to purchase a waterfront property from a client and friend who decided to use his equity to purchase a larger home. I settled on the property and my wife soon was decorating our new beach hide away. We were excited with our new vacation home. As time went by I decided to do some research in the Ocean City market to find out if I had made a wise investment and paid a fair price. To my surprise and delight I had made a good investment. I decided if I could do it once, I could do it again. In my local real estate practice as a listing agent I use a formula that has helped me determine the fair market value of property. This formula has been a great key to my investment. success. I decided to use the same principle when looking for a fair deal on my next purchase. With this in hand I soon purchased and settled on my next property. In one year my two properties appreciated over $100,000. That’s incredible, especially after I had lost a large portion of my stock portfolio the previous of years. I had finally something to invest my hard earned money in that appreciated rather than depreciated. In my opinion there are investment opportunities in Ocean City real estate for years to come. The real estate market is booming! There is no time like the present since interest rates are at all time lows. Who’s driving this vacation / second home market? The “baby boomers” are! In the next seven years the oldest of the “boomers” will be sixty-five years old. They have paid the last of tuition bills for the kids, they are at the highest levels of earnings in their careers, and many are receiving inheritance monies from their parents. They are weary of losing money in the stock market and are hesitant to re-invest again in something that might bring more economic distress. Investing in real estate is, in my opinion, is a fairly safe haven to protect one’s wealth. Even if values don’t quickly appreciate, real estate seldom depreciates. Ocean City property is in demand. The baby boomers are living longer, healthier lives than ever before. They want to invest in something safe as well as having fun while they are doing it. I believe this market is going to continue to be one of the fastest growing real estate markets we have ever seen and now is the time to take advantage of it. This is only my opinion.
